Step 1: Buy house in good condition at or just below retail |

Hint: Look for expired listings or other houses that have motivated owners. There are literally hundreds of thousands of them out there with no competition (other investors will think you're crazy). |
Step 2: Sell house with owner finance terms to "credit challenged" buyer at just above retail |

Hint: Take 5-10% down payment from sub-prime buyer (the 95+% that can't currently qualify for conventional credit), and leave the 20% to the big banks and mortgage companies. Learn to love borrowed funds too - cars, jewelry, coin collections, firearms, anything that can be converted to cash for that matter is fine with you... |
Step 3: Repair owner finance buyer's credit while seasoning them on your note |

Hint: Immediately after sale, begin credit repair on your buyer while reporting good payment history to the bureaus. |
Step 4: Wait 12 months and 1 day and then have owner submit application for refinance with conventional lender |

Hint: Shop around with brokers to find the best refinancing loan products to fit buyer's needs now that their credit has improved and they're seasoned on your owner's note. |
Step 5: Cash out remaining profit upon owner refinance |

Hint: Don't forget to factor in the $4,500-$13,500 you made in cash flow (depending on your hold time) when calculating your total profit on the deal. |
REPEAT: Repeat steps 1-5 as necessary to alleviate symptoms |
